Top Tips on Choosing the Right Home Builder
It’s no secret that your home is probably the single, biggest investment you will ever make in your life. And choosing the right home building company is definitely one of the most important decisions you will ever make as well. "There are many home building companies in Toronto and across the Greater Toronto area, so picking the right one to work with may seem like a daunting task, but it doesn’t need to be,” explains Joey Biasucci of SalDan Construction Group in Toronto.
Choosing the right home building company is one of the most important decisions you will ever make @hossmagazine
SalDan is a family-owned company and they have been in business for 36 years. For over the last three decades they have won scores of awards and they are known as the ‘go-to’ home building company among homeowners.
“There are ways to speed up the selection process through simple research, and when you do your homework it will only help ensure that you find the right match for your project,” adds Biasucci.
Know your needs. “First and foremost, anyone who wants a home built should pinpoint exactly what size and style they want and they need to know pricing points,” says Biaucci. “So, I suggest people work with builders who construct a broad range of homes and who are willing to work with budgets of sorts.”
Experience means everything. Every home building company out there got their start building their very first home. The good news is that reputable building companies started off with an experienced team. So, experience does count. “I would suggest hiring a building company that has been in the business for a while, and I would also recommend that people consider looking at new firms who have a roster of seasoned veterans,” he says.
Is the company insured and licensed? “This is a key question that needs to be asked up front,” he says. “Working with a builder that is fully licensed and insured will ensure that your investment is properly looked after during the building process – from start to finish.”
Is it a match? When researching home building companies, check out all their portfolios and ensure that they have done some projects in the style you are looking for. “It’s important to have the right match with a home building company before your project begins,” he says. “If you discover a company that has built homes to your liking, then good chances are they will be a good fit.”
Service and warranty. “You want to have that right piece of mind well after your home is built,” he says. “Make sure that the products, components and systems are brand new and are under warranty. And ensure the company is committed to customer service under warranty and that they take the time to walk you through the all the details of what’s covered through the warranty. A reputable home building company will also give you important maintenance tips that you will need to follow after moving in.”
Strong brand and resale value. Of course good builders have well known reputations. “If they are popular in the community and people are giving them good reviews online then this is a good sign,” he says. “Also, speak with realtors about the best home building companies as they are ‘in-the-know.’” He adds, “Look for firms who build homes that maintain their value years later. And, take notice when a realtor highlights a home building company in their advertising efforts. When a realtor sees value in a company, then this speaks volumes.”
Industry involvement, community outreach, and awards. “Home building companies that belong to industry associations demonstrates they are a serious business and are committed long-term,” he says. “As well, firms that support community initiatives prove that they care about where they live and work and have a common goal to better the lives of others, and this is a very good sign. And, when you come across a company that has won numerous awards, this also shows that they have a strong brand and produce top-notch work.”
Check out homes, get recommendations. Once you get a shortlist made of potential home builders, then venture out and check out their past projects. “Always look for signs of quality,” he says. “Quality is very important, and I also recommend you speak with past clients and get input on the build process, overall quality, and how they feel about the firm they worked with.”
According to Biaucci, when you follow the steps above you will be well on your way, and you will be able to identify the right builder for your next big project.
